When long yields rise, monthly payments on newly originated mortgages tend to increase unless home prices or lender margins fall enough to offset the move. Existing homeowners with fixed-rate loans are protected from immediate repricing, but that creates a lock-in effect: owners become reluctant to sell and replace low-rate mortgages with expensive ones. Microsoft’s results supported the optimistic version. Capacity additions were monetized quickly, cloud revenue accelerated, and cash flow remained positive.
