How depreciation works in a simplified example

Suppose a company owns a building with a depreciable cost of $15 billion and no residual value. Under straight-line depreciation over 15 years, the annual depreciation expense would be $1 billion. Over 25 years, the annual expense would be $600 million. All else equal, the longer life would reduce annual expense by $400 million and increase reported operating income by the same pre-tax amount.

It is a complex site whose most durable components can support multiple generations of hardware. If Microsoft can reuse the buildings, power and network infrastructure through repeated equipment upgrades, the economic life of the facility can exceed the life of the chips installed today.

Still, the change is not evidence that obsolescence risk has disappeared. AI workloads are evolving quickly. Power density, cooling technology, networking architecture and chip packaging may require costly retrofits. Facilities in constrained locations may become more valuable because of power access, while others may prove less efficient than newer designs. The correct conclusion is that Microsoft expects longer use of certain assets, not that every AI investment now has a guaranteed 25-year payoff.

Amazon’s AWS Result Strengthens the Hyperscaler Thesis

Amazon’s earnings provide the strongest near-term evidence for the rotation toward hyperscalers because they combine faster cloud growth with a direct line from infrastructure investment to customer demand. AWS is not merely a collection of data centers. It is a service platform that sells computing, storage, databases, analytics, security and AI tools to customers that generally prefer to rent capacity rather than build it themselves.

The 37% increase in AWS revenue to $42.2 billion implies an annualized run rate of almost $169 billion. At that scale, acceleration is difficult. It requires growth from existing customers, new workloads, additional capacity and pricing that holds up despite intense competition from Microsoft Azure, Google Cloud and specialized providers. The result therefore supports the argument that the AI buildout is creating commercial demand rather than only speculative capacity.

Amazon also reported total operating income of $27.5 billion, up from the prior-year period.
